Ovenia news in November 2009

We promised to tell you about our new services during the autumn. Now it’s time to make good on our promise.
Ovenia has grown considerably in the past few years. Our turnover in 2009 is estimated to exceed EUR 13 million, and there are already 140 Ovenia professionals. All of our units have reinforced their position in the market; for instance, our Leasing business has grown steadily and already accounts for 15% of our turnover. The leasing of residential properties has become an important part of our service package, as we manage and lease about 6,000 residential dwellings around Finland. Our Asset Management unit has grown over the last few years, among others. We currently represent 13 different funds of 8 principals in Finland. Thanks to these fund management activities, Asset Management has become an integral part of Ovenia’s service offering. Direct investors from Finland form our largest customer segment. Through our customers, we have extensive contacts in the real estate market all around Finland.
In accordance with our vision, we provide the best Property Management service solution for each of our customers. In order to fulfil this promise, we included Life Cycle Development among our services, with the sole purpose of generating added value, i.e. profit, on our customers’ investments. Below is a summary on this topic:

Life Cycle Development creates added value for our customers

All of Ovenia’s services have the same objective, which is to maximise our customers' profits and minimise their expenses. It is important for us to be able to reduce the vacancy rates of properties, especially in the current economic situation.
Ovenia’s Life Cycle Development services have been turned into standardised products, and many of you have already had the chance to become more acquainted with them. In any case, here is a brief summary of these products:

Ovenia Ässä ™

A service with which you can get the most out of your existing property. Each property has its own strengths and users. During the development project, we will make sure tenants are satisfied and increase the property’s attractiveness to prospective tenants. This year, we have already carried out about ten Ovenia Ässä ™ projects, with more to come. We have achieved good results in reducing vacancy rates cost-efficiently at the properties in question.

Ovenia Hanke ™

Our way of implementing projects involving renovation, basic improvements and modifications requested by tenants combine the points of view of all parties involved in the property. For the owner of the property, we guarantee a cost-efficient project that is completed according to timetable. The day-to-day activities of the tenant and the property will run smoothly when their points of view are taken into account from the planning stage. We have experts in the different areas of construction and renovation under the same roof, and through us, you can obtain all of these services.

Ovenia Kymppi ™

Energy efficiency has become an important aspect in every sector and is currently talked about very actively. We are piloting our own energy efficiency programme, which combines the resources of the owner of the property, property maintenance and the user of the property. At the portfolio level, we promise to achieve or exceed the energy saving of 9 per cent specified in the EU directive. At the same time, we will ensure that user satisfaction in the property is maintained.

Ovenia Analyysi ™

Good decisions are always backed by real facts. Our analysis service verifies the value of all the above-mentioned procedures. We are able to see the impacts of each choice from the planning stage. Naturally, our services also cover property valuations.
