Ovenia’s control-room service

In the control-room service, Ovenia’s engineers monitor properties’ control-room equipment on a remote basis via an Internet connection in Ovenia’s centralised property control rooms. Reporting of property-specific default values to the maintenance company is emphasized in this service. All changes are documented by Ovenia in the owner’s electronic maintenance-manual systems. All control-room changes are made together with the various parties concerned, led by Ovenia.

With the help of an electronic maintenance manual, property-specific instructions are issued for the maintenance of the property, and we control in an energy-efficient way the implementation of specialised maintenance that impacts on energy. (Building automation – annual servicing, servicing of cooling systems, periodic servicing of air conditioning, electrical servicing – transformer substation and usage management)

We highlight the faults in the control rooms, and we suggest new ways for the property owner to improve energy efficiency systematically. We make good use of energy reviews conducted in the properties along with any property audits to constantly improve the monitoring services. We help update the control rooms and we guide the update requirements, always in the interests of customer satisfaction and energy efficiency.

Benefits for the customer:
The engineers work in the property control room always between 7 a.m. and 4 p.m. They can access all the properties, and they are familiarised with use of the customer’s electronic maintenance manuals. In the control room, property-specific patrolling is monitored and developed with the customer, and activities in the properties are followed.

Benefits of the control-room services include energy savings, improving users’ conditions in the premises, fast intervention in problem situations, and lower maintenance costs as a result of monitoring the alert systems.

Suggestions for maintenance and development
We help with updating control rooms, and design improvements are always implemented in the name of energy efficiency. Our main goal is the raising of control-room operations to a new level, which includes energy forecasting and optimisation of heating and ventilation management. In addition, the service includes programmatic checks, monitoring of operating time, and preventing simultaneous operation of the heating and cooling systems. Individual energy-investment calculations are carried out together in the manner agreed separately.
