Property control-room services
Property control-room services ensure the correct functioning of technology in the property. Our control-room service monitors in real time on a daily basis the automated operations of the property, and we are able to intervene in deviations in an effective way. Via the property control-room service, we are able to ensure energy efficiency and suitable conditions in the property, which guarantees satisfaction among customers and users.
The service concepts are always moulded according to the customer’s systems and requirements.

Audit services
Audit services refer to inspections of quality and service level in the property and in its maintenance. As a result of an inspection, information is produced concerning current operation of the property and expertise in use and maintenance of its systems. The scope of the service is always arranged on a customer-specific basis.

Infra-red camera imaging
The infra-red camera imaging service quickly and effectively determines the areas of heat loss that impair the property’s energy efficiency. In a project, improvements are always suggested, and the problem areas are clearly logged in a report together with the thermal images.

Maintenance-manual services
The maintenance-manual service can be tailored from the preparation of a maintenance manual for an individual property to extensive maintenance-manual principal-user services. Our experts are familiar with and are competent in all the maintenance-manual systems in the industry, so we are able to tailor our services to the customer’s own systems.
Active use of a maintenance manual creates the conditions for preserving a property’s value and reduces faulty behaviour in systems. Information obtained from maintenance manuals and use of this form the basis for monitoring quality of the property services.

Minor surveys of condition
KKK is a minor survey of property condition, which has been developed by Ovenia and in which all the main levels of the property are checked in an efficient way, unlike in traditional condition surveys. The result of the work is a condition-survey report for the property, and the long-term plan is updated to correspond to 1-6 year time periods.

Independent technical property services
We can prepare condition surveys and deliver other technical property services as independent technical property services. Our services include demanding specialist tasks in building technology, such as individual indoor-air surveys. In addition, we offer supervision of building technology work.
